Foleo is a matching service for pre-qualified Australian property investors. We don't sell ranking, sponsored slots or featured profiles. Position on the bench is earned through specialisation, track record and outcomes. Re-verified every year.

01 · What Foleo is

A matching service. Not a directory. Not a paid listing.

Foleo connects pre-qualified property buyers across Australia with two to four buyer's agents whose specialisation aligns with the buyer's stated strategy, budget and timeline. Buyers complete a short questionnaire (location, budget, archetype, timing, financing) and receive a hand-built shortlist within minutes.

We surface a maximum of four agents per match. Quality of fit is the only criteria. Agents on the bench are not ranked by spend, package level or relationship, and they never will be. The platform earns a referral fee only when an introduction converts to a paid engagement.

02 · Who gets referred

Informed investors. Stated brief. Ready to engage.

Buyers reach Foleo through editorial channels and word of mouth. By the time we make an introduction, each buyer has self-selected through a five-minute questionnaire that captures purchase budget, target geography, investment archetype, timeline, and financing readiness.

Stated budget

Buyers self-tier into one of four budget bands. We match against agents whose typical engagement falls inside that band.

Stated strategy

Growth, yield, balanced or first-investor. Agents are matched against the archetype, not against the postcode alone.

Stated timeline

Ready now, 1-3 months, 3-6 months, or exploring. We don't introduce explorers as live leads. They're flagged as such.

Financing position

Pre-approved, in discussions, or unstarted. Buyers without a broker are routed to one before introduction.

03 · How the referral fee works

Paid by the agent. Triggered by engagement. Disclosed to the buyer.

Foleo earns a referral fee from the matched agent, paid only when an introduction converts to a paid engagement. The fee is a percentage of the agent's engagement fee (final percentage to be confirmed in the partner contract). It is paid by the agent, not by the buyer, and it does not change the rate the agent charges the buyer.

Buyers see this in plain language on the homepage, on the questionnaire, and on every match page: Foleo earns a referral fee from agents we introduce you to. This doesn't affect the rate they charge you. Disclosure is non-negotiable; transparency is part of the brand.

04 · Vetting requirements

Four checks. Every agent. Every year.

Track record

Minimum 24 settled buyer-side transactions. References from at least three recent clients across different price points and timelines.

Active licensing

Current state real estate licence in good standing. Current professional indemnity insurance. No unresolved Fair Trading complaints.

Specialisation

Documented strategy areas. Coverage geography aligned with stated capacity. We will not match a metro specialist to a regional brief.

Annual re-verification

Every agent on the bench is re-verified each year against the same four criteria. Any agent that fails re-verification is removed.
